Key takeaways

  • There are no ordinary private hotels on Tirumala hill; stays are TTD guest houses, cottages and choultries, or mutt and community rooms.
  • Mutt rooms are booked through each mutt office, usually not online, and many give priority to their own community.
  • For free rooms or dormitory halls without a booking, TTD directs pilgrims to the Central Reception Office near the Tirumala bus stand.
  • TTD rooms must be vacated within 24 hours; enhanced rent is 200% after 48 hours and 400% after 72 hours.
  • TTD released December 2026 rooms on 24 September 2026 at 3 PM; book TTD rooms only on ttdevasthanams.ap.gov.in, or take a private hotel in Tirupati.

There are no ordinary private hotels or private rooms in Tirumala. Accommodation on the hill is run by Tirumala Tirupati Devasthanams (TTD) as guest houses, cottages and choultries, plus rooms run by religious mutts and community choultries that you book with each institution. If you want a private hotel, stay in Tirupati town and travel up for darshan.

When TTD rooms sell out, many pilgrims hope to pay a hotel on the hill directly, and third-party sites advertising "Tirumala rooms" make that seem possible. This guide sorts out what actually exists: mutt and community rooms, TTD's paid and free options, the rules that apply to every stay, how to judge a booking site, and when a Tirupati hotel makes more sense. We are an independent information site, not affiliated with TTD, and we do not book rooms.

Are there private rooms in Tirumala?

Not in the sense of a hotel you can pick on a booking app. Tirumala is the hill town around the Venkateswara Temple, Tirumala, and accommodation there is run by Tirumala Tirupati Devasthanams and by religious institutions. Forum answers, Q&A threads and local guides that rank for this question all say the same.

Why the hill has no private hotels

Tirumala is a temple town managed for pilgrims. TTD runs the guest houses, cottages, choultries and dormitory halls, and religious mutts and community trusts run their own buildings. There is no commercial hotel strip of the kind you find in Tirupati below, so there is no private hotel to book.

What "private" usually means in searches

When people search for private rooms in Tirumala, they usually mean one of three things: a room they can book without the TTD portal, a room with more privacy than a dormitory, or a hotel with private-hotel comforts. The first is a mutt or community room. The second is any TTD guest house or cottage. The third exists only in Tirupati town.

Mutt and community rooms: the closest thing to private stay

A mutt (matha) is a monastic institution. Several mutts and community choultries in Tirumala maintain buildings with rooms for pilgrims. These are the non-TTD exception on the hill, and the nearest thing to a "private" room.

How mutt rooms work

Each mutt manages its own rooms. According to local guides, most cannot be booked online: you contact or visit the mutt office, which handles allotment and tariffs. We do not list phone numbers or prices here because we could not verify them at a primary source.

Example: Parakala Mutt, Tirumala branch

Parakala Mutt's own website says its Tirumala branch, within walking distance of West Mada Veedhi on the Ring Road, provides accommodation and marriage hall facilities, many of them air-conditioned. For tariffs and booking, the mutt asks pilgrims to contact its office. The pattern is typical: the institution, not a hotel desk or an app, decides who gets a room.

Who can stay

Many mutts give priority to members of their own community or followers of their tradition. Do not assume a room is open to everyone. Ask the mutt office about eligibility before you travel, and have TTD or Tirupati options ready in case the answer is no. A choultry run by a community trust works the same way.

Before you travel, it helps to ask the mutt office a short list of questions: whether you are eligible to stay, what the tariff is and how it is paid, whether AC or non-AC rooms are available on your dates, how long you may stay, and which photo ID they need at check-in. Write down the name of the person you spoke to. If the office cannot confirm a room in advance, treat the mutt as a backup rather than your main plan.

TTD rooms in Tirumala: categories and published tariffs

Apart from mutt and community rooms, accommodation on the hill is run by TTD. For a full overview of options and how they fit together, see our TTD accommodation page. The booking steps are covered separately in our guide to Tirumala rooms booking.

Accommodation areas

TTD groups its Tirumala accommodation into areas: the Sri Padmavathi Guest House area, the Sri Venkateswara Guest House area, the Varahaswami Guest House area (which includes Rambagicha, HUDC and Travellers Bungalow Cottages), and marriage halls and cottages.

The category pages on tirumala.org list per-day tariffs. These pages are undated and may not match what the live booking portal shows, so use them only to understand the range.

Free choultries and the CRO when you have no booking

Free rooms and dormitory halls

According to the TTD accommodation page on tirumala.org, several large choultries in Tirumala offer free rooms for families, with free electricity and water. TTD also provides dormitory halls. These suit pilgrims who arrive without a booking and can manage with basic facilities.

Central Reception Office

For free accommodation, TTD directs pilgrims to the Central Reception Office (CRO) near the Tirumala bus stand. Go there first if you reach the hill without a room. Availability depends on the day's crowd, so have a fallback in Tirupati.

On arrival, go to the Central Reception Office first, ask about free choultry rooms for your family, and if none are left, ask about dormitory halls. Keep your luggage light, since free and dormitory options are basic, and keep the photo ID of every adult in your group ready.

Rules that apply to every Tirumala stay

24-hour stay and overstay penalty

TTD rooms must be vacated within 24 hours. TTD charges enhanced rent if you stay longer, under rule amendments effective from 1 January 2011.

Time in roomCharge
Up to 24 hoursNormal tariff; vacate within 24 hours
After 48 hoursEnhanced rent of 200%
After 72 hoursEnhanced rent of 400%

The rule text on tirumala.org dates from 2011; check the terms printed on your allotment for the current position. Mutt rooms follow each mutt's own rules, so ask the office how long you may stay.

Photo ID at check-in

Carry the original photo ID you used for booking. The name on the booking and the ID should match.

Who should stay on the hill

Stay in Tirumala if your darshan or seva slot is early in the morning, if you want to attend more than one temple ritual, or if you hold a TTD or mutt room. Being on the hill removes the climb or road journey on the morning of darshan.

Who should take a private hotel in Tirupati

Choose a hotel in Tirupati if TTD and mutt rooms are unavailable, if you want private-hotel facilities, or if you are combining Tirumala with temples in and around Tirupati. One practical approach is to secure a darshan slot first, then decide where to sleep based on what is left. If your darshan is late in the day, a Tirupati hotel the night before and a road journey up in the morning can work as well as a room on the hill. Budget travellers who still want a TTD room should read our guide to TTD Rs 100 room booking.

Booking sites selling "private rooms in Tirumala": what to check

Search results include third-party sites that advertise Tirumala rooms with their own nightly prices and "Book Now" forms, without stating who authorises the booking. Some may represent a genuine mutt or trust; others may not. Check before you pay.

Red flags

  • The site sells TTD guest houses or cottages at its own price. TTD rooms are booked on TTD's portal.
  • It does not say which institution owns the building or whether it is a mutt or community choultry.
  • It promises a room on the hill to anyone, with no mention of community rules.
  • It asks for payment by direct bank transfer or UPI to an individual.
  • It uses "TTD", "Tirumala" or temple images in a way that suggests official status without saying so in writing.

Book TTD rooms only on the official portal

TTD asks devotees to book only on ttdevasthanams.ap.gov.in. For a mutt room, contact the mutt itself, as Parakala Mutt advises on its own website, rather than an intermediary.

Plan around TTD's monthly room quota release

When rooms open

TTD releases accommodation in monthly quotas well before the stay date. For example, it released the Tirumala and Tirupati accommodation quota for December 2026 on 24 September 2026 at 3 PM, according to the TTD news site, which also told devotees to book only on ttdevasthanams.ap.gov.in. In other words, rooms open about three months ahead, as with the December 2026 release. Watch TTD announcements for your month.

Backup plan if sold out

  1. Recheck ttdevasthanams.ap.gov.in before you travel.
  2. Ask a mutt office whether you are eligible for a room.
  3. On arrival, try the Central Reception Office for free choultry or dormitory accommodation.
  4. Book a private hotel in Tirupati and travel up for darshan.

The rule of thumb: TTD rooms through TTD, mutt rooms through the mutt, and private hotels only in Tirupati.
